About the Project

Ireland’s first Hoxton hotel will open at the site of the former Central Hotel on Dublin’s Exchequer Street. This new 129-room will also feature an open plan design to significantly increase the footprint of the existing bar, night venue and restaurant space.
The progressing development involves the refurbishment and expansion of the Central Hotel and neighbouring buildings, which will restore the hotel itself and its well-known Library Bar. The Hoxton chain is well known for being inspired by their surroundings in terms of design and their established open house hotels give guests and locals an immersive experience.
For this redevelopment project, IN2 provided multiple services, including full M&E design, Environmental services, Lift Analysis and IT Consultancy. The redevelopment of The Central Hotel is a combination of “Other Naturally Ventilated Buildings” and “Hotel Air Conditioned”, requiring a whole building cost optimal area weighted annual Primary energy performance maximum target of 232 kWh/m². yr. for regulated loads. IN2’s analysis determined that natural ventilation would be a viable environmental strategy for Ground Floor public areas, subject to achieving adequate provision of opening windows.
IN2 conducted a Lift Traffic Analysis by simulating a morning peak hour of lift travel which indicated a second lift car would improve performance dramatically. The redevelopment will consist of a complete strip-out of all Mechanical and Electrical services The design intent for the refurbished Hotel is to locate all exhaust ventilation at roof level of the Hotel to avoid nuisance smells permitting the bedrooms. All noise generating plants were relocated to avoid disturbance to bedrooms above.
IN2 were also IT consultants for the project, supplying specific elements of the ICT Core Infrastructure which meets with the operational requirements of the hotel post opening, and complies fully with any client ICT Standards.
This exciting project is due to complete in 2024 with Paul Nearchou, managing director of Deutsche Finance International (real estate investor involved in the project), commenting "Through the redevelopment of the Central Hotel we want to reinvigorate this historic area of Dublin’s vibrant city centre in keeping with its heritage."
