About the Project

A new housing development has been approved by An Bord Pleanála in Drimnagh, Dublin 12. The approved development will see the construction of 188 build-to-rent apartments on Davitt Road.

The approved scheme will sit on a 0.57-hectare site which currently houses the former Heidelberg-Miller building and SCR Garage. The development will also see the construction of two commercial units which could be allocated for shop, office, medical centre, gym, or restaurant use. IN2 have been appointed as MEP consultant for the project for which we have developed a sustainable heating strategy utilising centralised plant arrangement as well as wind analysis and energy analysis all undertaken to ensure ABP approval was achieved.

The proposed heating strategy achieves the Nearly Zero Energy Building (NZEB) standard which is demonstrated using the SEAI approved Dwelling Energy Assessment Procedure (DEAP) software. IN2’s energy analysis successfully demonstrated compliance with key regulations, the analysis examines the methodology in terms of Primary Energy, Renewable Technologies and options between Centralised and Decentralised plant, illustrating how electrically based technologies can also be used such as, Air Source Heat Pumps (ASHP), Photovoltaic panels etc, with centralised plant utilising ASHP being deemed most favourable.

An assessment of predicted Wind conditions and associated Pedestrian Comfort was undertaken. Wind Analysis was assessed utilising Airflow Simulation techniques, calculating predicted pressures and velocities throughout the proposed development site. These wind simulations were then compiled and assessed against Lawson Criteria Methodology, an assessment method for Pedestrian Comfort this was to ensure the development incurred no adverse conditions to the existing or proposed environments.
