×Main contract works have now commenced on site at 11 Station Road. Previously the plans for 11 Station Road were approved without any objections and praised by a planning officer for the “high quality” and modern design.
The property is located opposite Watford Junction railway station, approximately 0.6 miles north of the town centre, situated on the edge of Watford’s prime business district with many large office schemes located in close proximity. The building was constructed in the late 1970s of a secondary Grade B specification and is multi-let to 2 office tenants.
The project will see a retrofit to the 1970s building, which will result an overall reduction in regulated CO2 emissions of 60% against the existing baseline building. This will be achieved through improvements in passive design, energy efficiency and renewable technology.
Approximately 3,623sqm net internal office floor space will be delivered along with improvements to the building’s exterior. The project team has recently delivered upon a critical project milestone, successfully diverting almost 100% of non-hazardous waste from landfill, which will contribute to the building’s overall environmental performance and thus final BREEAM certification.
IN2 have been appointed to carry out full MEP design for the development and to deliver a BREEAM rating of ‘Very Good’.
