About the Project

The 40 Broadway development is situated in a prime location in the heart of Victoria in London, directly opposite St. James’ Park Underground Station. Victoria has experienced significant regeneration and several high-profile landmark developments have repositioned Victoria as a vibrant office location. The 3 buildings within the development have been constructed between the 1960’s and 1980’s comprising 6,590m2 altogether. Planning permission was granted for 8,733m2 for two new Grade A office buildings and demolition commenced in February 2022.

The 40 Broadway project involves the redevelopment of an existing building to provide two CAT-A office buildings ranging from 1-8 storeys with an additional basement level. The completed project will also offer a retail unit to future users at part ground and basement level for Class A1 (shop) or Class A3 (restaurant) and other associated works.

The vision for this project is to maximise building performance and wellness for occupants, with the development set to achieve WELL Platinum and BREEAM Excellent. As well as, encouraging innovative and collaborative working, while enhancing the office space with outdoor terraces.

IN2 have been appointed by Tellon Capital to undertake full Mechanical, Electrical and Environmental engineering design services including Vertical Transportation and targeted BREEAM ‘Excellent’ award from RIBA Stage 3 to handover.
